Overlay, or take it out and start again?
If the asphalt underneath is structurally sound and the trouble is the surface, a new course goes over the top. If the base below has failed, or the lot needs its drainage rethought, the old surface comes off and the whole thing is rebuilt. Where the heavy wheels go
A lot is not loaded evenly. The aisle a delivery truck swings through, and the pad a garbage truck drops its weight on, take far more than a row of customer stalls ever will. Main access corridors and garbage truck pads take 3" compacted asphalt over a 6"–8" base, which pushes a job toward the upper end of its range.
Staging so the lot keeps trading
Few businesses can shut the whole lot while the work runs. We take it in sections instead, and we agree which sections come out of service on which days before a machine arrives. Tenants get told the same dates you do.
Stalls, arrows and lines
Once a surface is down the markings go back. Re-striping runs $30 to $60 a stall, and directional arrows and road markings run $0.35 to $0.75 a linear foot.
How a lot gets priced
Send the lot address and a rough size. We reply within 24 hours and come out to measure it and look at what the surface is sitting on. Your written price follows that visit, broken out by area so you can see which parts of the lot carry the cost.
